What is the difference between ACV and RCV on my estimate?

ACV, Actual Cash Value, is what your roof is worth today after subtracting for age and wear. RCV, Replacement Cost Value, is what it costs to put a new one on right now with nothing taken off for age.

On a fifteen year old roof, that gap can be thousands of dollars. Which one your policy pays is the single most important thing to know about your coverage, and most people genuinely do not know which they have.

How each one pays out

With replacement cost coverage, the insurer pays the ACV amount first and releases the rest once the work is actually done. The first check is supposed to look small. That is not the insurer shorting you.

With actual cash value coverage, that first payment is all you ever get. The difference between it and a new roof is yours to cover.

The part people miss: recoverable depreciation

The amount held back from that first check is called the depreciation holdback. The word doing the work is recoverable. Recoverable means you get it back once the job is finished and your contractor submits a final invoice or certificate of completion. Non-recoverable means you never do.

The practical consequence matters more than the vocabulary: if you take the first check and never do the work, you leave the holdback on the table permanently and you still have the damaged roof.

Where people get taken

If a contractor tells you your insurance shorted you, and offers to just work with that smaller first check, slow down. Either they are planning to do less work than the estimate describes, or they are counting on money you may never receive.

How to find out which one you have

It is on your declarations page, the summary page at the front of your policy. Look now rather than after a storm. You can often change it at renewal, and you cannot change it after a loss.

Actual cash value coverage on older roofs is increasingly common, and a lot of homeowners were moved onto it at a renewal without registering what changed. If you have a roof over fifteen years old in the Omaha metro, this is worth ten minutes today.
