How long do I have to file a claim after storm damage?

Sooner than you think, and the real deadline is in your policy rather than in state law. That surprises people, and it is where a lot of valid claims quietly die.

There are two different clocks

People mix these up constantly, and the confusion costs claims.

• Notice of loss. Most homeowner policies require prompt notice of a loss rather than giving you a fixed number of days. Prompt is not defined as a date. It is judged after the fact, which is exactly why waiting is risky.
• Time to bring suit. Separately, your policy limits how long you have to take legal action if you and the insurer end up disagreeing. This is a much longer window, and it is not permission to file late.

Pull your policy or ask your agent for both, in writing. Those two sentences are worth finding before you need them.

Reporting is not the same as filing

You are not committing to a claim by reporting a storm. You are starting the clock so nobody can argue later that you sat on it. A short call that says you had hail on a given date and you are reporting it for the record costs you nothing and preserves everything.

Whether you then pursue the claim is a separate decision, and it depends on whether the damage is actually worth filing for.

Why Omaha homeowners get caught by this

Hail damage is easy to miss. A roof can be badly hit and look completely normal from the driveway, so people genuinely do not know anything happened until a leak shows up two years later. By then the causation argument is much harder to win.
